What can I build?

A single-family home is required to be built on these lots; standalone garages or temporary structures are not permitted.

If your goal is to maximize garage space, we’ve provided home plan renderings below that make full use of the lot’s building envelope — allowing you to construct the largest garage possible while meeting all requirements. (Garage’s cannot be larger than living space)

To preserve the character, value, and enjoyment of the Kova Lots community in Dover, Idaho, a set of Covenants, Conditions, and Restrictions (CCRs) has been recorded. These guidelines ensure quality construction, consistent land use, and well-maintained properties — promoting long-term investment and neighbor harmony.

Highlights include:

Minimum home size of 1,500 sq ft
No mobile homes, tents, or temporary dwellings
Residential use only (with limited home-based business allowances)
Clean, well-kept lots with trash and vehicles stored out of street view
Up to 3 pets allowed — no livestock or poultry

The planners will set up a project checklist, fee sheet, and packet of application documents for you. Maximizing Garage and Living Space on the Lots.

We know why people choose to live in North Idaho—outdoor adventure. But where do you store all the gear? Boats, RVs, kayaks, skis, bikes—you name it, they all need space. That’s why we partnered with Selkirk Design Company to create two architectural home plans that maximize garage space while fitting the lot dimensions and complying with City of Dover building codes. These plans also offer the potential for an Additional Dwelling Unit (ADU).
